    “The Annexe is a great addition to Kittiwake.”

    The main bedroom in particular has great views of the beach and out to sea and is large and comfortable - but it's all good - giving 9 beds in total between the two properties. Note for Sykes/Brays/owners: We found the door into Kittiwake from the hallway a little problematic - particularly as it was a wet week and so going outside and back in through the Kittiwake door wasn't ideal. We really wanted to use the middle door often - but given the bolt on the inside was the only way to shut it ...

Note for Sykes/Brays/owners: We found the door into Kittiwake from the hallway a little problematic - particularly as it was a wet week and so going outside and back in through the Kittiwake door wasn't ideal. We really wanted to use the middle door often - but given the bolt on the inside was the only way to shut it fully, this was tricky. Some thoughts: As with the door at the top of the stairs, could a strong door-closer be put on the lower door? Also, could a Yale-style lock be put on the door, with a key on the Annexe key-ring - so that Annexe folk can get in and out of Kittiwake securely? The two properties together make such a good combination - it would be great if they could connect a little more easily for guests. This increased flexibility and security would allay fears when strangers are in Sandpiper (as with our stay this time), while allowing easy access up and down stairs.

The property

Resting above the ground-floor flats of Kittiwake and Sandpiper, The Annexe is a splendid retreat for families or groups of friends who are also staying in the main house.

The open-plan living area includes tea-making facilities only but does offer a seating area with views over the golden bay.

The main double bedroom has fabulous views in both directions, and the other bedroom is to the rear and offers three single beds.

Completing the interior is the bathroom with bath and shower over, so you can decide how best to prepare for the day.

Move outside where a lawned garden is shared with the other apartments, while there is also a picnic bench for lunch in the sunshine and access to a lovely clifftop walk.

The Annexe is a fabulous base for accessing the coastal delights of Cornwall.

Note: The Annexe is the first-floor accommodation of the main house and can only be rented alongside a booking of Kittiwake (Ref. 1080270) - it is not available for independent rental.

Gullsway at Highcliffe, Polzeath provides flexible holiday accommodation in an elevated, clifftop position with phenomenal views overlooking the Atlantic ocean, within easy walking distance of the shops and Polzeath beach via the coastal path. Accessed via an unmade road, the properties provide extremely versatile accommodation and include a detached bungalow (September Tide 1080273) and a large house divided in to 3 apartments – Kittiwake - 1080270, Sandpiper – 1080271 and The Annexe – 1080272 (sits above Sandpiper and Kittiwake but can only be let as additional beds with Kittiwake). The properties are convenient for single or multi-family occupation. Perfect for a picnic or a game of football, the garden is mainly laid to lawn with a gate to the cliff path and is for the use of all tenants as is the parking area to the rear. Offering convenience, there is a communal laundry with an automatic washing machine and tumble dryer. Idyllic for a gathering of family members who love a seaside holiday, Polzeath offers so many different things to do, from golf and tennis, hiking the coastal path, to swimming and surfing on a life-guarded beach. Polzeath has a buzzing, upbeat holiday atmosphere with surf schools ready to teach any ability. Visit the marine conservation centre for guided rock-pool rambles and wildlife talks. Listen to the local silver band that plays at the top of the beach on a Tuesday evening during the summer months. Head around to the sheltered beach at Daymer with children, who adore paddling in the clear waters. Further around the coast lies Rock with sailing, waterskiing and wakeboarding on offer. From here you can also catch the ferry across to Padstow Harbour across the Camel estuary - a beautiful way to travel! Three inviting apartments ideal for groups of family and friends seeking a relaxing getaway.

POLZEATH

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
